Buying a property in Spain as a non-resident foreigner is a fairly straightforward process. The first step is to obtain the NIE (Foreign Identification Number), which is equivalent to the BSN number (Citizen Service Number) in the Netherlands.
The NIE is a personal and unique number, assigned sequentially, that is essential for any economic transaction in Spain, from opening a bank account to purchasing a property.
How to apply for the NIE?
From outside Spain: You can apply for the NIE through the Spanish embassy or consulate in your country of residence.
From within Spain: You can apply by visiting a foreigner’s office or a police station.
It is important to demonstrate the reason for requesting the NIE. Once obtained, you can begin the process of purchasing your property in Spain.
Important: Obtaining the NIE does not make you a taxpayer in Spain. You will only be considered a tax resident if you stay in Spain for more than 184 days in a calendar year. In this case, you will need to apply for tax residency in Spain and, from then on, you will be required to declare your global income and pay taxes in the country.
